Plain truths first

A policy loan comes from the insurance company, and the interest goes to the insurance company. You aren't paying yourself.

Loans accrue interest. Unpaid loans and interest lower your cash value and death benefit. Dividends are not guaranteed.

You can borrow only part of what you put in, and you may have to keep paying premiums for years.

Agents earn commissions on these policies. That includes me. For many investors, the right answer is no. Chapter 1 helps you tell.

What the full book covers

Part 3By strategy: down payments, flips, BRRRR, buy-and-hold reserves, land and notes
Part 4The Florida investor: storms, insurance and condo rules
Part 5The decision: when it goes wrong, your heirs, and should you do this at all
